Once you narrow down the list and want to see the properties we can discuss a time to get into these homes and evaluate the full investment. If you are in another state or country we charge $50 to get you the interior and exterior photos along with a video walk through of the home and part of the neighborhood around the homes as well. That price is $50 per property. If you are in city of Detroit we can schedule the time and take you out to the properties themselves.
Some of these homes are occupied (these are our favorite deals) by the former owners. The banks foreclosed on the homes and then stopped paying taxes, so the County foreclosed on the banks; however, through all this mess the occupants are still in the home. We are able to negotiate some type of a deal with the occupants and either rent it to them, sell them the home, give the tenants a land contract, or give them anywhere from $500-$5,000 cash for keys to leave the home in perfect condition. Many of these homes are in excellent move in condition. There would be no need for renovation and you could simply negotiate terms with the occupant; either giving them cash (which Detroiters love) or allowing them to rent, purchase, or become a land contract tenant.
There are no water bills, back taxes, and other liens on these homes. Keep in mind many of our properties take up to 5 weeks to get the deed releases and transfers from Wayne County. We will notify you of properties that are available for immediate close and properties that we have put under contract and are waiting for the deeds.
